Do you already have a search on Funda? The biggest mistake is to search to your maximum budget. Believe us, that is absolutely pointless. Set your search to at least $75,000 below your budget. Let the search begin! (Be careful because Funda is addictive).
Does a house tickle your fancy? Foward this directly to us via WhatsApp. We will quickly schedule a viewing for you. Many fellow realtors stop at thirty viewings so a fast response (and a good network) will certainly do the trick.
Let the viewings begin! In principle, we come along unless the agenda does not allow it. If you have fallen in love with the house, we will take another look together. We are critical of defects and therefore pay attention to other details than you.
Now the detective in us comes out. We will get to the bottom of everything for you. Maintenance, VVE, soil pollution, zoning plans, permits; these are the things that require some expertise.
We make a valuation and text, email or call the sales realtor to obtain as much information as possible. It's getting really exciting now as it's time to make an offer! We ask you to write something about yourself. The likability factor also plays a role.
Fan-tas-tic! The seller agrees to our conditions. But don't pop the champagne just yet. We will first schedule a notary, valuation and building inspection. Don't panic, we know the very best and can handle it for you.
Omitting a building inspection is not a good idea. If an unpleasant surprise emerges from the inspection, we will negotiate for you with the selling realtor.
As a buyer, you choose the notary, but you also pay in advance (which is less attractive). We work together with several fine notaries and can arrange an appointment for you. The signing is nowadays done digitally. Easy and fast. We love it.
It is always exciting to find out what the appraised value of your new home will be. We can estimate this very well in advance, but ultimately the appraiser determines what he writes. (Luckily we have good contacts!).
After signing the deed of purchase, and after receiving the valuation report, the mortgage advisor can make the official application. Normally one could arrange financing within 2-3 weeks, nowadays it often takes 6-8 weeks.
Good news! Your funding is complete. Now the champagne can finally be opened. The movers can be called and the boxes will be packed. On to a new house and a new story.
When the financing condition expires, it is time to transfer the deposit (10% of the purchase price) or to issue a bank guarantee. Don't worry, we'll explain exactly how this works.
One week before the transfer, we receive the deed of transfer from the notary. We will go through these together. You will now also receive the bill of settlement. Don't panic! This also includes the costs for mortgage advice, our commission and transfer tax.
Today we perform the final inspection together with you. After which the moment has come we have both been working towards. You sign the deed at the notary and receive the key to your dream home. Congratulations and thank you for letting us be your realtor.
