Non-binding rental meeting
We will visit you without any obligation, view the property, discuss your wishes and tell you what rental price we recommend. We have been renting out homes in Amsterdam and the surrounding area for over 12 years. We know better than anyone what a home is worth.

Digital rental advice
Our value report and rental advice do not include guesswork, only the most recent data and transactions. You can go through the advice by telephone and you can approve it (digitally).

Order confirmation
Thank you for your faith in us! We will not disappoint you. While you digitally sign the order confirmation, we will get started.

Create WhatsApp group
Good communication is essential. Hence a group chat for quick contact. In addition, you will not have one, but two permanent contact persons and we can even be reached during the weekend.

Create report

Start-up costs
Costs for photography, measuring, floor plans and advertising on Funda will be invoiced to you in advance. Later, these expenses will be deducted from our commission. If we rent out the house, the costs are for our account.

Get your property ready for rental
Now it's time to roll up your sleeves. The house must be ready for rental. No idea what furnished exactly entails? Download the inventory list here. After this, you can go into relax mode and we'll do the rest.

Rental styling
Our in-house rental stylists will now style your home. Think of a beautiful flower bouquet, cosy pillows, a pretty duvet cover, fresh fruit and much more. Everything is used for an optimal presentation of your home.

Photography and video day
Shoot day! Unfortunately, we cannot control the weather, but we can guarantee stunning photos, a cool video and a nice Instagram story. Telling a story and creating the right atmosphere is our area of expertise and you will see that!

Measuring the residence
Batten down the hatches, as the house is often smaller than owners think (based on proclamations from the past). Fortunately, we work together with the professionals at inmeten.com to provide an accurate measurement report.

Energylabel
From 1 January 2021, you can no longer apply for an energy label via Digid. Does your home not have a definitive energy label? No worries. We can arrange this for you by having a specialist over.

Rental sign on the window or in the garden
Time to let the neighbourhood know that your residence can be rented out. We stick a rental sign on the window or put one in the front yard. However, if that's not what you want then that's fine too. It's your call!

The story of your home
Storytelling works! In addition to beautiful photos, a video and Instagram stories, we will therefore also present your home together with a good story. No boring description but a catchy text full of facts and benefits.

Offline marketing
Your home will of course receive a digital brochure. Would you also like to have a brochure printed on glossy paper? Everything is possible!

Digital marketing
We send an invitation by email and WhatsApp to all home seekers and fellow realtors in our database (A-List). They can be the first to see. We call this the Early Bird viewing.

Social media campaign
On Instagram, we post a story in which we emphasise the advantages of your home with the text 'coming soon'. There will also be a video on YouTube and Facebook. We usually get the first requests within minutes.

Early bird viewings
Before your property is put on housing websites, we start with the Early bird viewing. All residence seekers who have responded via Instagram, Linkedin, YouTube, email and WhatsApp will be there.

Property online on housing websites
We're going online! The story of your rental property is told on all relevant housing websites and platforms, including Funda, Pararius, VBO, Jaap.nl and of course our own websites.

Viewings
We plan viewings in consultation with you. The visit can be face to face or via FaceTime and is supported by a VR tour. We will always keep you informed via WhatsApp.

Rental proposals
Now we're talking. The rental proposals, including stories from the potential tenants, are received by e-mail. We will give you expert advice over the phone. Thanks to our negotiating skills, we do not rest until the maximum result has been achieved.

Meet and greet potential tenants
Can't choose between the different proposals? We are happy to organise a 'meet and greet' with potential candidates. Like a job interview, but different. It's always nice to meet in person.

Check tenant
After 12 years of renting out in Amsterdam, we can write a book with all the knowledge we have gained. We've seen all sorts of things happen. A good check of the tenant is therefore really crucial. We work with Huurcheck, call the employer and want to view payslips.

Rental agreement
Time to draw up the rental agreement. Both parties will receive a draft rental agreement including an English translation. After approval, you can sign digitally with DocuSign. Super fast and easy. We love it.

Paying rent and deposit
After signing the rental agreement, the tenant transfers the deposit directly to your bank account. The rent must be paid into your account before the key transfer, otherwise, the tenant will not receive the keys. Our invoice will arrive approximately three days before provision.

Check-in time
The day of check-in has arrived! Make sure the house is clean and free of defects. Hand over 2 sets of keys and leave a list of important phone numbers. We take photos of the interior and furniture and record this in a report. Congratulations on the result and see you soon!
